Your Safety: Your investment is a loan that is secured
by the actual property that our company purchases. That gives you security.
We deal with very low loan-to-value (LTV) loans, no higher than 75%
of the value of the property securing the loan. Our typical LTV is 60%
to 65%. This in turn gives you additional security. It's obvious
why this is a much safer approach than most lending institutions take.
The banks make loans at an 80%, 90%, or even 95% loan-to-value ratio.
There is no cushion with deals at such high LTV ratios. You, as our
private lender, won't lend more than 75% LTV regardless.
You're making a safe loan. You should never make a loan without
a greater then or equal to 25% safety net. We don't violate that
rule, so you safely come out a winner. In addition, we never lower your
rate as long as your money is active and/or on a property!
Instruments Of Security: You will receive a package
containing a 1st Mortgage on the property, a personally signed promissory
note, and a homeowner's insurance policy. If desired, you may
even drive over and look at the property in which your money is invested.

We offer many repayment disbursement options, such as sending you a check when the home sells
